These Terms and Conditions ("Terms") govern all bookings and stays at Villa Lapis, located on the island of Vis, Croatia (the "Villa"). The Villa is owned and operated by Stjepan-Nedjelko Tičinovič, Luka 46, Rukavac (21480), Vis, Croatia (the "Owner"). By making a booking, the person making the reservation (the "Guest") accepts these Terms on behalf of all members of their party.

1. Bookings and Payment

 

1.1. A booking request may be made through this website or by contacting the Owner directly.

 

1.2. To confirm a booking, the Guest must pay a deposit of 30% of the total rental price. The booking is confirmed only once the deposit has been received and the Owner has sent written confirmation (email is sufficient).

 

1.3. The remaining balance (70%) is payable upon arrival at the Villa, using a payment method agreed upon with the Owner in advance.

 

1.4. All prices are quoted in euros (EUR) and include the rental of the entire Villa for the agreed period, unless otherwise stated in the booking confirmation.

2. Minimum Stay and Occupancy

 

​2.1. The minimum stay is 5 nights.

​

2.2. The Villa accommodates a maximum of 8 guests. The number of guests must not exceed the number stated in the booking confirmation. The Owner reserves the right to refuse entry, or terminate the stay without refund, if the party size exceeds the agreed number without prior written consent.

2.3. The Guest making the booking must be at least 18 years of age and is responsible for the conduct of all members of their party.

3. Cancellation and Changes

 

3.1. Cancellation by the Guest: All bookings are non-refundable. In the event of cancellation at any time, no-show, or early departure, amounts paid will not be refunded. The Owner may, at their sole discretion, offer to reschedule the stay to alternative dates, subject to availability.

3.2. All cancellations must be communicated to the Owner in writing (email is sufficient).

 

3.3. Cancellation by the Owner: In the unlikely event that the Owner must cancel the booking (e.g., due to circumstances making the Villa unavailable), all amounts paid by the Guest will be refunded in full. The Owner's liability is limited to the amounts paid by the Guest.

 

3.4. Changes to booking dates are subject to availability and the Owner's approval.

4. Arrival and Departure

 

4.1. Check-in is at 16:00 (4 PM), though a different arrival time may be agreed between the Owner and the Guest in advance, taking into account the Guest's travel arrangements (such as ferry schedules). Check-out is at 10:00 (10 AM).

 

4.2. The Guest must inform the Owner of their expected arrival time in advance and notify the Owner of any significant delays.

 

 

5. Guest Registration

 

5.1. In accordance with Croatian law, all guests must be registered with the competent authorities (eVisitor system). Guests are required to present valid identification documents (passport or ID card) for all members of the party upon arrival.

 

 

6. House Rules

 

6.1. Pets are welcome at the Villa. The Guest is responsible for any damage or additional cleaning caused by pets.

 

6.2. Smoking is permitted outdoors only. Smoking inside the Villa is strictly prohibited.

 

6.3. Parties and events are not permitted.

6.4. Guests are asked to respect the peace of the neighbourhood, particularly during night hours (as regulated by local rules).

 

6.5. Guests must treat the Villa, its furnishings, and equipment with care, and leave the property in a reasonably clean and tidy condition upon departure.

 

 

7. Damage and Liability of the Guest

 

7.1. No security deposit is charged. However, the Guest is liable for any loss or damage to the Villa, its contents, or its grounds caused by the Guest, members of their party, or their pets during the stay, beyond normal wear and tear.

 

7.2. Any damage must be reported to the Owner as soon as possible. The Owner reserves the right to claim reasonable compensation for repair or replacement costs.

 

 

8. Liability of the Owner

 

8.1. Guests use the Villa and all of its facilities and grounds at their own risk. The Owner is not liable for any injury, loss, or damage to guests or their personal belongings during the stay, except where such liability arises from the Owner's negligence or cannot be excluded under applicable law.

 

8.2. Guests are responsible for supervising children at all times, including around water and outdoor areas.

 

8.3. The Owner is not responsible for interruptions to utilities or services (such as water, electricity, or internet) caused by circumstances beyond the Owner's control, but will make reasonable efforts to restore them promptly.

 

 

9. Access by the Owner

 

9.1. The Owner or their representative may access the property during the stay for necessary maintenance or repairs, and will give the Guest reasonable notice except in emergencies.

10. Force Majeure

​

10.1. Neither party is liable for failure to perform its obligations where such failure results from events beyond its reasonable control, including but not limited to natural disasters, extreme weather, epidemics, government restrictions, or transport disruptions. In such cases, the parties will seek a fair solution, such as rescheduling the stay or a refund of amounts paid for unused nights.

 

 

11. Personal Data

 

11.1. Personal data provided by guests is used solely for the purpose of managing the booking and complying with legal obligations (including guest registration), and is handled in accordance with applicable data protection law (GDPR).

 

 

12. Complaints

 

12.1. Any complaints regarding the Villa or the stay should be raised with the Owner immediately so that a solution can be found during the stay. Complaints raised only after departure may be difficult to verify and resolve.

13. Governing Law and Jurisdiction

 

13.1. These Terms are governed by the laws of the Republic of Croatia. Any disputes that cannot be resolved amicably fall under the jurisdiction of the competent court in Croatia.

 

13.2. These Terms are published in English and Croatian. In the event of any discrepancy between the two language versions, the Croatian version shall prevail.
